Facility Management Competency

I was reading through an old email where someone send me this email on becoming a competent staff in Facility Management. Previously, I was a equipment engineer for 15 years before transiting to facility management (FM) engineer. An opportunity was given to me in late 2013 and I took a leap of faith. I have moved through the years in my aspiration to become a competent FM Engineer through the 4 stages below.

  • The first stage is being unconsciously incompetent. This is where the professional doesn’t know what they don’t know. They understand that they have a lot to learn, but they have no idea where to start.It is in this stage that you are completely worthless to the organization because you are not doing anything to improve.
  • The second stage is being consciously incompetent. Here the professional understands everything that they don’t know, but they don’t know how to do it.In the case of FM, you might have read a list of responsibilities but still have no clue about practical application at your facility.In this stage, you start to build value because you know what you need to learn and you actively study it.
  • From there, the professional will progress into the third stage of being consciously competent. Now, they understand both what is expected of them and can perform their new skills in a deliberate fashion. They will still need to reference resources, checklists, and training aids, but they can function at their jobs.
  • The final stage in the progression is unconscious competence. Here the professional has truly mastered their skill and can perform it without thinking about it as if it was a reflex. This is where you are truly valuable to the organization.In this stage, you are so proficient at the tasks that must get done, you can do them and focus on improving the organization and leading you department strategically at the same time.

I would like to take an opportunity to nurture the new staffs whom had joined. In fact, sharing with one and other will gain our knowledge further. There are still many other competent staffs than me out there but does not share due to many factors that you cannot list in a competitive world.

ES Power Leaving

ES Power had decided to leave the residential market and concentrate on other parts of their business. Their customers will be transited to iSwitch as they have form a partnership with them. There will be no direct impact to the residential customers at this point of time.

ES Power customers can novate to iSwitch or stay on their current contract till the end of the agreement date. You can look for new electricity retail service providers once your contractual period is over. It is good to start looking early one month before it end so that you have ample time to decide.

You are going to enjoy at least 20% savings off the retail price depending on you choosing the discount of regulated tariff plan or fixed tariff price plan. It is only the amount of SAVINGS that you are going to maximise over the contract period.

Losing your best employee

Managers failed due to their inability or inaptitude in retaining top talent. The managers are more concern on their key performance indicators (KPI) than their staff relationship and performance. Managers are good at their job but they had forgotten about the relationship and welfare part.

Managers including the senior management have this attitude that anyone is replaceable easily like gloves. They can hire someone even better and even cost lesser than the existing staff pay package. They are cheating themselves, and doing a disservice to their company.

What happen when you lose an employee

  • You have to spend time on recruiting the competent staff
  • Time loss due to interviewing and waiting for staff
  • Negotiating the pay package with the new staff
  • Training of the new staff

The staff whom the company had lost had bought all the knowledge with him. This can never be replaced as he/she had built this bank of knowledge and experiences over the years,

A good employee had good knowledge of the systems, products, relationships and processes. They have trust relationships with clients, vendors and co-workers that takes years to build. You lose a precious commidity called TIME and it can never be recovered. There will be loss of productivity of a minimum of 2 months as the company search for a replacement.

Dumpling Festival June 2019

Kampung Admiralty held the Dumpling Festival to allow the Chinese residents at Admiralty to bond.

It also attracts the resident of other ethnic and nationalities to join in the celebration. People get to participate in the competition to attain the best dumpling. There were songs to entertain the crowd. It was a short celebration but eventful for the Admiralty residents.

Kampung Admiralty has change the way we live and reinvent the kampung spirit where residents get together in the community plaza.

Air BNB property details

The June holidays is coming and I had been looking to rent Air BnB property for my short get away with my family. After a year and there are some minor changes on the app on the iPhone which might affect customer experience.

There is no issue when you are looking at the property details. But before you start a message with the host, please remember to save the property. You will not be able to linked back to the property that you are interested from the message page. The details in the message with the host only allow you to book your stay and give you little details on the property.

The details is very minimum as compared to the property listing which you have browse before entering the message with the host. This only occur on the app in IOS as there is no direct link back to the property listing. There is no issue using the web on a computer. You will find the trip details on the left of the messaging window to link you back to the property that you are looking at.

I am following up with the Air BnB support so that it can improve our customer experience and ease of booking on IOS. It is a hassle to switch between messaging and saved page to look at the property that I am discussing with the host.

Last day of no train service

Woodlands residents had survived 3 days of no SMRT train service between Woodlands and Yishun. This 72 hours of downtime is worth while as engineering time is require for the Canberra station integration works and cross over track.

No much queue at Admiralty station on holiday as they are shuttle bus and normal trunk services running along this route to Woodlands interchange.

The impact will be higher for Yishun to Yio Chu Kang today. The residents will heavily depend on the shuttle bus to get between the stations.

SMRT should be testing the signal and integrity of the rolling stock and system today.

Plus Card Telco Link Points

The website only display the benefits of Plus credit card but does not tell you the terms and conditions to earn the link points.

It is not straight forward to earn the link points. Always ask for the terms and conditions behind every offer.

In this case, you have to spend $400 excluding any spendings at NTUC FairPrice. Always ask if you are unclear about the offer.

People leaving jobs

The turn over rate in Singapore is consider significant. There are still a significant amount of staffs working 10 or 20 more years for the company if they found it to be the right fit. But then there are more staffs leaving than those loyal ones staying on. The job landscape had change and we can no longer stay in the same industry unless it is government or public healthcare sectors.

Many people leave because of bad bosses and the management culture. You rather have good bosses than a good job with bad bosses. The world is never fair and hence you have to adapt to the work environment. You will never find a perfect job that meet your requirements unless you are the boss.

Water Leaking at Jewel

There was a water leakage at Jewel due to the sprinkler issue on Saturday afternoon, 13 Apr. There were significant number of visitors attending the preview of Jewel.

This is a small hiccup to the soft launch but does not impact the operations of the mall. Facility maintenance will liaise with the main contractor to rectify the issue. The staffs were activated to attend to the issue and ensure the safety of the visitors on the ground.

Penzu still surviving

Ever since the founder left Penzu in 2016, there are limited online activities from the company.

Their Facebook Page and Twitter have no much activity since 2016. This lead us to thinking whether the company is financial viable.

Technical Support for Penzu Pro User

Penzu is not replying to the paid subscribers in a timely manner. The response may stretch more than 7 days.

You will also notice that the website is not getting the upgrade as fast as Word Press. The FAQ is also very limited with no expansion.

This is a concern for the users as you do not know when they will stop the service. You may lose precious journal/dairy entries which you may have recorded over the years.

We can only cross our fingers and hope they will informed us in advance if they are closing down.
